Free Rental Appraisal

Brad Bell Real Estate offers an obligation free written rental appraisal to all prospective Lessors, so that they might effectively gauge their investment in current market conditions.

Written appraisals are prepared by our specialised Leasing Consultant and Agency Principal, Brad Bell. It is our policy that all appraisals are given in writing and not over the telephone so that the proper consideration may be given to your investment.

When assessing an approximate market price of a Property, we take into account factors that assist in leasing your Property promptly. This includes comparison of similar properties, current vacancies and market trends. Obtaining a realistic rental price ensures that your Property is let as quickly as possible for a better financial return on your investment.

A range of rental price is provided so that you can make a sound decision based on your personal situation.  The higher figure represents a rental which may be achieved given time, and may be used to test the market.  The lower figure is one which may appeal to a Tenant quickly.  Somewhere in between would be considered a reasonable market price to locate a suitable Tenant in a reasonable time frame.

Our feedback to you is important so that we can both make practical and informed rental assessments and vary the rental amount as needed. Lessors using our management services are provided with a regular appraisal at the end of each lease or annually, whichever comes first.  If possible, we aim at achieving the highest possible rent for Lessors, contingent on many factors such as the condition of Property and the market activity.

An Obligation Free Rental Appraisal
Report

The Property Condition Report is a detailed inventory of the condition of each part of the property completed at the commencement and finalisation of a tenancy.

At the commencement of a tenancy it is called a Entry Condition Report. This  is compiled by our Property Manager at the commencement of a tenancy prior to your tenant moving into the property - the tenant accepts the record of the condition of the property and signs this report. A copy of this report is sent to the Property Owner, a copy is given to the tenant and the original is kept on our file.

A similar report is compiled as soon as possible after the end of a tenancy, when the tenants have returned their keys - this is called an Exit Condition Report. The Exit Condition Report is compared with the Entry Condition Report to highlight any damage or changes in the condition of the property. Where there are discrepencies between the two reports, our Property Manager will liaise with the Property Owner and Tenant to resolve the discrepency. This may mean issuing the tenants with a notice to rectify any damage or perhaps the withholding of part or all of the tenant's bond money to compensate for any extraordinary wear and tear or other damage.

Property Condition Report

Property Inspections are carried out on our managed properties as regularly as the Residential Tenancies Act will allow (Every 3 -4 months). Our Inspections are carried out by our specialised Property Inspector who will complete a report at each inspection.

A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the Brad Bell Real Estate Property Management Team will contact you to discuss items noted on the report.

When a property is listed and advertised with Brad Bell Real Estate, we immediately advertise the property as a premium listing on www.realestate.com.au. This means that your property will rank consistently higher on internet searches conducted by prospective tenants.

Rental lists are available at both of our prominent office locations and properties are also displayed using window cards.

All inspections of properties by prospective tenants are attended by Brad Bell Real Estate Staff and we keep a record of all attendees and their contact details for our Property Owner's security.

Marketing and Leasing your Rental Property
Make the most of your return

Tenants have several options to pay their rent, leaving no excuse for late payments.

  • By cheque or money order
  • Internet Banking through their chosen financial institution
  • Direct debit from their nominated bank account, we will supply the tenant with our account details to arrange an automatic transfer.

Brad Bell Real Estate collects rent from tenants and holds it in a special purpose Rent Trust Account. An arrears list is printed daily and is reviewed by our Property Manager and Principal.

Where a tenant has fallen into arrears of rent, our Property Manager telephones them immediately. We follow up with tenants until the situation has been recitified in full and their account is up to date.

The Residential Tenancies Act does not allow a Notice of Breach to be issued unless the rent is seven (7) days in arrears. If a tenant falls 7 days in arrears, a Formal Notice to Remedy Breach is sent to the tenant.

We are in contact with our Property Owners at all times so that they are aware of the situation and of our actions to recover any outstanding rent.

Twice Monthly Disbursements

Brad Bell Real Estate Property Management Service is unique in that Disbursement of Rent held in our Trust Account is performed twice monthly so that our Investor can get more regular income from their investment.

Transfers are performed electronically so that cleared funds can be available to our Property Owners immediately.

Statements are issued to owners monthly, containing a record of rent paid into the Trust Account and each of the two monthly disbursements.

The security of your property is our priority

We hold a set of keys for each property securely locked at our office - each set of keys is carefully coded so that there is no way for non-employees to discern which key is for which property as an additional security measure.

New tenants are required to sign for the keys they receive at the beginning of each tenancy.

We keep a photocopy on file of the keys issued to the tenants to make sure that all, correct keys are returned at the end of a tenancy.

At Brad Bell Real Estate, we take the weighty responsibility of leasing your property seriously and we take the time to screen applicants for tenancies thoroughly.

We take measures to verify their current address by contacting either their current Managing Agent, Lessor or by using Queensland Property Ownership Data.

Our Leasing consultant will also check an applicant against the records of the Tenancy Information Centre of Australiasia (T.I.C.A) which provide us with information about whether an applicant has been listed for previous rent default and/or malicious damage to property.

We look at current/previous Tenant Ledgers and we check all references and referees. We also confirm the employment and salary details provided by applicants.
