Presentation Tips
As the old saying goes...
“You don’t get a second chance to make a first impression.”
Over the past 30 years of Real Estate Success, we have found that the following tips will help make your property more appealing to buyers and help you achieve a prompt sale and the best possible price.
Walk through your house as a buyer would and think about your home as it would appear to a buyer.
Do you need to tidy the front of the house and make sure that the house has a nice street appeal? Street appeal will get buyers out of their houses and cars and through the front door. How the house looks from the street may indicate to buyers whether the house has been properly maintained.
It goes without saying that all rooms, especially the kitchen & bathrooms, should be spotlessly clean. Mouldy bathroom ceilings should be washed back and/or painted. Remove hand prints and scuff marks from walls, light switches and skirtings. If necessary, have the carpets cleaned and wash curtains to get rid of musty smells.
Now is the time to get rid of unnecessary clutter. Tidy up, have a garage sale or see if any charities could benefit from what you know longer need. This will open up internal spaces and buyers love spacious, light filled rooms. Also having less clutter will show off your storage areas and make things easier for you when it comes time to move.
Before you renovate, ask our expert sales consultants about the current market conditions and what buyers are looking for – it may be that you could save the time and money and still achieve an excellent price for the property.
On Open for Inspection days, it is especially important that homes are presented well. Make sure that windows are open to allow light and fresh air. Also ensure that all beds are made, pick up clothes and towels from the floor and clear dirty dishes from the sink.
You may love your pets but buyers may not love them as much and some may be allergic. On days when your property is Open for Inspection, it is best to try and leave pets outside or see if they can stay at a friend or relatives house nearby.
It is important to remember that buyers are timid and so we have found that it is best for the owners not to be around during inspections. Our professional Sales Consultants are able to handle any objections that buyers may have and we work hard to sell the best features of your property.
Wherever possible we try to have at least two people at each open for inspection and we take the details of every person inspecting the property to ensure the security of your property and its contents.
